The Premier Peter Malinauskas has announced an agreement with Villawood Properties to develop a key 45 hectare site at Aldinga, where more than 800 homes will be built as a net zero-carbon community, with at least 25% to be affordable housing.
The development will feature a mix of townhouses, detached and semi detached homes, all of which will incorporate a wide range of energy saving initiatives including solar panels, heat pumps, batteries, microgrids and specially designed lot orientation, as well as the use of mandated sustainable building materials sympathetic to the area.
Environmentally friendly features include:
- 16 percent open space
- Tree canopy cover of at least 25 percent
- All electric development
- Energy efficient homes, including light-coloured roofing, solar power, heat pump hot water, batteries and micro grids to reduce energy use
Central to the master planned community will be an over 55s lifestyle village, which will consist of two and three bedroom homes surrounded by recreational and well-being amenities, such as a clubhouse with pool, spa and gym, a cinema, co-working space and a bar.
The State Government has reserved the 60 metre wide rail corridor through the site to provide for the long term extension of the Seaford rail line to Aldinga, and Villawood have committed to create a north-south mixed use path on the eastern edge of the rail corridor. The corridor will be landscaped and made available to the community until such time as the rail line is extended.
According to Alan Miller, Chief Executive of Villawood Properties, “Aldinga is rewriting how new communities are designed, how lifestyle and climate considerations are factored into them, and how home buyers can far more easily access the property market.”
Premier Peter Malinauskas sauid: “It’s important this design incorporates affordable and sustainable housing options, as well as a central community club and Lifestyle Village to create a vibrant community.”
Local MP Leon Bignell said “The community supports this development and is adamant that it had to be done in a sustainable way, and where design and environmental factors are given the highest priority.”
The announcement comes after an extensive public consultation process with the local community, including submissions from local environmental groups such as Willunga Environment Centre and Friends of Willunga Basin, as well as individual environmental recommendations made by concerned local residents.
Public engagement on Villawood’s draft master plan will begin in September, with construction due to start next year.
